The most in-demand pocket in Los Gatos. Walk to the farmers market, the restaurants on Santa Cruz Avenue, the Los Gatos Creek Trail. Lots are smaller here — you're buying location, not land. Homes go fast, often over asking. If downtown walkability is your priority, this is your neighborhood.

The classic Los Gatos family neighborhood. Larger lots, quiet streets, exceptional school feeders (Lexington Elementary, Fisher Middle, Los Gatos High). The parent community here is deeply engaged. Streets like Blossom Hill Road and the surrounding grid give you the space that downtown-adjacent can't.

Belgatos / Surmont (Hillside)

Head up into the hills east of Los Gatos and you find a different market entirely — larger parcels, hillside views, more privacy. Belgatos and Surmont are where buyers go when they want the Los Gatos address with the feel of a private estate. Longer driveway, better view, higher ceiling.

Monte Sereno Border Streets (Caldwell / Daves Ave Pocket)

These are among the most coveted streets in the entire market.

Rinconada Hills is Los Gatos's only significant gated community. Full security, private roads, estate-sized lots, and a resident community of Silicon Valley's most successful individuals.
